How will you know what's worth fixing up? By the time you conduct structural repairs, renovate the interior, do landscaping....it all eats into any and all profit. Plus some places are sold cheap because they're basically fucked. No amount of money will save it.
Unless you're qualified and licensed to do the repairs yourself, it's a high risk, low margin game.

You're going to want to avoid doing repairs that are more complicated than basic bricklaying and carpentry.
Paying a contractor to fix complicated shit is cheaper than fixing it yourself and then your tenants being like OH LAWDIE LAWD WE CAN SUE THIS GUY FOR LAWTS O MONEY, THANK YOU LAWD JESUS and then they can't sue you but you still get fined for violating the law.
Me and my brother will be doing most of the repairs ourselves, we will hire people for the other work that needs to be licensed. We would be buying properties on busy main streets. We will not be buying shitty broken buildings we will be buying buildings that are just closed down and need cosmetic and electrical repairs. None will have any structural damage.
Why is it that men seem to do all the shit jobs while all the cushy ones are done by women? And I mean, in both cases, zero skill jobs.
If I go to my local supermarket, the ones pushing shopping carts outside in the rain are all men. The van delivery drivers are all men. The people working at tills are mostly women. Shelf stacking is about 50:50. Customer services are one hundred percent female.

As for why: women are really physically weak, and thus men outcompete them in these roles without even trying. Likewise when your role is 90% face to face chatting, small talk, building rapport, those sorts of gay things, women have a natural advantage over men and outcompete them without even trying.

So I live in Canada and I was doing some assignments for an Entrepreneurship class and I just found a bunch of grants for Canadians that they can use to start or buy a business.. I was hoping to apply for both CSP and Freedom, so I can use the CSP as my everyday card, and supplement it with Freedom with their 5℅. The travel rewards seem amazing, and the card itself is nice, sort of a poor man's black card.
